About this service

At Modish Construction Ltd, our flagging work is built on a foundation of proper preparation and premium materials. Our experienced team has laid hundreds of patios, paths and outdoor spaces across the region, and we never cut corners on the groundwork that makes the difference between a surface that lasts decades and one that sinks within a few years.

We use only MOT Type 1 sub-base and full wet mortar beds — never the inferior dot-and-dab method — so every flag is supported 100% underneath, preventing rocking, cracking or settlement over time. We carry out all work ourselves rather than subcontracting, so you always get the same high standard.

From the initial excavation right through to resin jointing and final clean-up, our team communicates clearly with you at every stage. We take pride in leaving your property spotless and your new paved area looking exceptional.

Our process

  1. Excavation & Depth Control

    We excavate the area to a precise depth of 150mm, removing all organic material and roots to ensure a solid, stable foundation for your flags.

  2. Compacted MOT Sub-Base

    We install a 100mm layer of MOT Type 1 sub-base, compacted thoroughly with a heavy-duty wacker plate to prevent any future sinking or movement.

  3. Full Wet Mortar Bed

    Every flag is laid on a full 4:1 sharp sand and cement mortar bed. We never use "dots" or "dabs," ensuring 100% support under every stone.

  4. Levelling & Drainage Falls

    Each flag is individually tapped into place with a rubber mallet. We use spirit levels to ensure a perfectly flat finish with a slight fall to manage water runoff.

  5. Resin Jointing & Finish

    Once the bed is set, we fill all joints with a high-quality resin compound. This creates a weed-free finish that is much more durable than traditional sand and cement.
